"I've been shocked by the fees charged" says lettings agent offering an innovative approach

A new lettings agent – in her words “shocked” at some of the fees charged – is aiming to support both landlords and tenants with an innovative approach.

As a landlord herself, Sarah Churchill found the traditional lettings agents falling short of her expectations and needs.

It’s prompted the 36-year-old to start her own business, Ferrals.

She said: “Time and time again, I dealt with lettings agents who were woefully inadequate.

“Not only were they difficult to deal with due to poor organisation and communication, I also found that I was very often advising them on the latest legal obligations or guidelines for both landlords and tenants.

“I started Ferrals because I saw a massive gap in the market for a reliable, and informed lettings agent whose fees you can actually afford.

“Our agency model is simple and streamlined.

“Over the years I have been shocked by the fees charged and I just can’t see how they can be justified.

“I’ve been charged a tenant find package as eye-watering as £1,000 in the past, followed by a further 12 per cent of your monthly rent to manage the tenancy.

“In my opinion, this is not an acceptable fee, and for some landlords, the reason to increase rents.”

Fully accredited Ferrals Lettings is offering landlords a complete tenant find package; including full marketing, referencing, contracts, deposit and inventory for £499, and £99 per month for full management, regardless of the rent amount received.

As well as the traditional services for landlords, Ferrals also has a compliance team onhand to give advice to its landlords as legislation and landlord requirements change.

Sarah said: “Many landlords are unaware of important legislation changes that could leave them open to charges, such as the proposed selective licensing and EICR requirements.

“Ferrals is more than just an agency, it’s peace of mind for landlords.

“They know that when they’re registered with us, we will keep them up-to-date and fully compliant.”

Sarah said she was also passionate about transforming the reputation of lettings agents, and firmly believed they should be an active member of the community.

“I’ve been working with MPs and local authorities to reduce homelessness and to improve the working relationships between local authorities and private landlords.

“Lettings agents should absolutely be part of these conversations,” she said.

Christchurch-based Ferrals Estate Agent also plans to branch into property sales and purchases.
